Xpest treats cockroaches across Sydney with targeted gel baits, an insect growth regulator to stop breeding, and perimeter or drain treatments for outdoor species. For apartments, we look at how cockroaches are moving through shared walls and services, because treating one unit alone often is not enough.
Why Sydney has a cockroach problem
Sydney’s density works in the cockroach’s favour. Apartment blocks share walls, plumbing and service ducts. Older terraces have gaps under floors and around pipes. Busy food precincts in suburbs like Surry Hills, Newtown, Parramatta and Chatswood mean plenty of food and warmth.
German cockroaches are the main indoor pest: small, light brown and fast-breeding, hiding in kitchen hinges, behind fridges and inside appliances. American and Australian cockroaches are larger and come up from drains, sewers and gardens on hot, humid summer nights.

Apartments and strata: treat the building, not just the unit
If your neighbours have cockroaches, they will keep coming through. For a lasting result in an apartment building:
- Let your strata or building manager know, so neighbouring units and common areas (bin rooms, service risers, garages) can be inspected.
- Seal gaps around pipes under sinks and behind appliances.
- Keep bins sealed and remove cardboard and clutter where cockroaches hide.
We can quote for single units, multiple units or whole-building programs with the owners corporation.
Cafes, restaurants and commercial kitchens
For food businesses, we provide targeted treatments scheduled around trading hours, plus service records to support your food safety plan and council inspections. Tell us your trading hours, and we will plan the visit to minimise disruption.
Is it safe for kids and pets?
Xpest uses products registered with the APVMA (the national regulator), applied to label directions by a licensed technician. Before we start, we tell you how to prepare, which areas to keep children and pets away from, how long to wait before re-entry, and what to do with pet bowls, fish tanks and bedding.

Sydney questions
How much is cockroach control in Sydney?
General pest treatments start from $199 one-off or $15 a month on a subscription. Heavy German cockroach infestations, multiple units or commercial kitchens are quoted after we understand the size of the problem.
Can you treat my apartment if my neighbours have cockroaches?
Yes, and we will tell you if neighbouring units or common areas need treatment too. In many buildings, coordinating with the strata manager is what makes the result last.
Do I need to leave my apartment during treatment?
For gel-bait treatments, usually not. If a spray is needed, your technician will tell you which rooms to avoid, and for how long.
Do you treat restaurants and cafes?
Yes. We schedule around trading hours and can provide service records for your food safety documentation.
