A termite inspection is a non-invasive check of a property’s interior, subfloor, roof void (where accessible), exterior and garden for live termites, past damage and the conditions that attract them. Xpest inspects in line with AS 3660.2 and, for pre-purchase checks, AS 4349.3, and gives you a written report with photos.
Why termite inspections matter
Termites work out of sight. They travel through soil, slab joints, wall cavities and timber, so serious damage can build up long before anyone notices a hollow skirting board or a sticking door. Termite damage is generally not covered by home insurance, which makes early detection the cheapest form of protection.
Both of our service regions have the warm, humid conditions termites like. An inspection tells you whether there is activity now, and what around your property is making it more likely.
Signs you should book an inspection
- Mud leads (thin tunnels of soil) on slabs, piers, walls or fence posts.
- Skirting boards, door frames or timber that sound hollow or feel soft.
- Doors and windows that suddenly stick, or paint that bubbles on timber.
- Winged termites (alates) swarming after warm, humid weather.
- You are buying a property, or the last inspection was more than 12 months ago.
What we inspect and what you receive
Your technician checks every accessible area: interior rooms, wet areas, the subfloor, the roof void, the exterior walls, the garden, fences, trees and stumps. We use a moisture meter and visual checks to find activity and conducive conditions, such as timber touching soil, leaking taps, poor drainage and garden beds built up against the walls.
Inspections are carried out in line with AS 3660.2 (termite management in existing buildings) and, for pre-purchase inspections, AS 4349.3 (timber pest inspections). You receive a written report with photos covering what we found, the risk areas and the management options, so you can decide on next steps with confidence.
How long it takes and what it costs
Most homes take around one to two hours, depending on size, access to the roof and subfloor, and the condition of the property. Termite inspections are quoted to your property. Is it safe for kids and pets?
Xpest uses products registered with the APVMA (the national regulator), applied to label directions by a licensed technician. What does it cost?
General pest treatments start from $199 one-off or $15 a month on a subscription (see the pricing guide). Your exact price depends on the property size, the pest and how established the activity is, and it is confirmed before any work starts.

How often should I get a termite inspection?
At least once every 12 months is the common recommendation, and more often for high-risk properties, such as homes near bushland, with timber in contact with soil, or with a history of termite activity.
Do you provide a written report?
Yes. Every inspection includes a written report with photos, prepared in line with AS 3660.2 or, for pre-purchase inspections, AS 4349.3.
Do I need to be home for the inspection?
Someone needs to give access to the inside of the property, the roof void and the subfloor. Please clear access to manholes and under-sink cupboards before we arrive.
Can you inspect before I buy a property?
Yes. Pre-purchase timber pest inspections are carried out to AS 4349.3. Book as early as possible so the report arrives before your deadline.
