End of lease pest control is a general pest treatment, often with a flea treatment where pets were kept, carried out before a tenant hands back the keys. Whether it is required depends on your lease and your property manager. Xpest provides a tax invoice you can give to your agent as proof the work was done.
Do you need it?
Check your lease agreement and ask your property manager. A pest treatment is most commonly requested when pets were kept at the property (usually a flea treatment), or when pest activity was reported during the tenancy. Your state tenancy authority, NSW Fair Trading or the RTA in Queensland, publishes guidance on what can and cannot be required at the end of a lease.

What the treatment includes
- A general pest treatment inside and out for cockroaches, ants and spiders.
- A flea treatment for carpets and floors where pets were kept.
- Webs removed from eaves and entries where they can be reached.
- A tax invoice with the property address and date of service for your agent.
How to book it at the right time
Book the pest treatment after the property is empty and before the final clean is finished, or coordinate the timing with your cleaner, so carpets can be treated and the property is ready for the final inspection. Tell us the move-out date and key collection details, and we will work around your handover.
Is it safe for kids and pets?
Xpest uses products registered with the APVMA (the national regulator), applied to label directions by a licensed technician. Before we start, we tell you how to prepare, which areas to keep children and pets away from, how long to wait before re-entry, and what to do with pet bowls, fish tanks and bedding.
What does it cost?
General pest treatments start from $199 one-off or $15 a month on a subscription (see the pricing guide). Your exact price depends on the property size, the pest and how established the activity is, and it is confirmed before any work starts.

Common questions
Do I need to be there for the treatment?
No. Many tenants arrange key access through the agent. We just need the property empty, or nearly empty, and access to every room.
Will I get a receipt for my property manager?
Yes. You will receive a tax invoice with the property address and service date that you can give to your agent.
I had a cat or dog. Do I need a flea treatment?
Many leases require one where pets were kept. Check your lease, and tell us at booking so we include it.
