End of lease pest control in Sydney is usually a general pest treatment, plus a flea treatment if pets lived at the property. Whether you need one depends on your lease and NSW tenancy rules, so check with your property manager. Xpest times the treatment around your final clean and gives you a tax invoice as proof.
Do NSW tenants have to pay for pest control?
It depends on your lease and the situation. In NSW, tenants must generally leave the property in the same condition as at the start, apart from fair wear and tear. A pest treatment is most commonly requested where pets were kept (usually a flea treatment) or where a pest problem arose during the tenancy. NSW Fair Trading publishes guidance on what landlords and agents can require, so if you are unsure, check its website or ask your property manager to confirm in writing.

What we treat before you hand back the keys
- A general pest treatment inside and out for cockroaches, ants and spiders.
- A flea treatment for carpets, rugs and floors where cats or dogs lived.
- Webs removed from eaves, balconies and entries where they can be reached.
- A tax invoice with the address and service date for your bond paperwork.
Timing it with your move and final clean
Book the treatment once the property is empty. Carpets are easiest to treat before the final vacuum, or coordinate with your cleaner so the order works for both of you. Many Sydney tenants arrange access through the agent’s key, so you do not need to be there. Tell us your final inspection date when you book.
Is it safe for kids and pets?
Xpest uses products registered with the APVMA (the national regulator), applied to label directions by a licensed technician. Before we start, we tell you how to prepare, which areas to keep children and pets away from, how long to wait before re-entry, and what to do with pet bowls, fish tanks and bedding.

Sydney questions
Is an end of lease flea treatment compulsory in NSW?
It depends on your lease terms and circumstances. Check your lease and NSW Fair Trading guidance, or ask your property manager to confirm what is required.
Can you send the invoice to my agent?
Yes. You will receive a tax invoice with the property address and service date, and we can email a copy to your property manager if you ask.
Do I need to be home?
No. Many tenants arrange access through the agent. We just need the property empty, or nearly empty, and access to every room.
