Xpest inspects Sydney homes for termites in line with AS 3660.2, and pre-purchase properties in line with AS 4349.3. Your technician checks the interior, subfloor, roof void, exterior and garden for live termites, damage and conducive conditions, then gives you a written report with photos.
Why Sydney homes are at risk
Termites are found right across Sydney, but some properties carry more risk than others:
- Bushland edges and leafy suburbs in the Upper North Shore, Hornsby, the Hills District, the Northern Beaches and the Sutherland Shire, where eucalypts, stumps and garden timber support colonies close to homes.
- Older timber-framed homes such as Federation houses, weatherboards and California bungalows with suspended timber floors and subfloors.
- Renovated and extended homes where new slabs, decks or garden beds bridge older termite barriers.
- Homes with moisture problems, such as leaking showers, blocked gutters, air-conditioner run-off or poor subfloor ventilation.
Termites are most active in Sydney’s warmer months, from spring through autumn, but they feed year-round. An annual inspection is the simplest way to catch activity early.

Buying in Sydney? Time your pre-purchase inspection
Sydney’s property market moves fast. In NSW, a residential purchase usually comes with a five-business-day cooling-off period, unless it is waived (for example, at auction). That leaves little time for inspections, so book your pre-purchase timber pest inspection as early as possible, ideally before you exchange or as soon as the contract is in hand.
Pre-purchase inspections are carried out to AS 4349.3, and your written report covers live termites, damage, other timber pests, conducive conditions and recommendations. Tell us your deadline when you book.
Apartments and strata properties
Units are not immune. Ground-floor apartments, townhouses and buildings with timber decks, landscaping or older subfloors can all be at risk. For strata buildings, we can work with the owners corporation or strata manager to inspect common property as well as individual lots.
Is it safe for kids and pets?
Xpest uses products registered with the APVMA (the national regulator), applied to label directions by a licensed technician. Before we start, we tell you how to prepare, which areas to keep children and pets away from, how long to wait before re-entry, and what to do with pet bowls, fish tanks and bedding.
